The garage was a single-skin, block-built garage with a mineral-felt roof. We needed to do a lot of work to make the building warm and watertight.
We started by stripping back the roof to expose the rafters. We applied new boarding and insulation, fitted a Velux roof light and installed Tata Steel roofing.
We covered the interior with a damp-proof membrane and fitted new stud walls. Our experts fitted room dividers to transform the one-room garage into a multi-room living space consisting of a bathroom, bedroom, and kitchen/living room.
The bathroom was wet-walled, and a toilet, vanity unit, and electric shower fitted, with a Velux roof light. We fitted the bedroom with a window for extra light and to also provide a means of escape to adhere to fire regulations. We then fitted a new kitchen complete with a built-in fridge, oven, hob, and extractor.
Engineered oak flooring was fitted throughout, and we painted the walls white to provide a simple, clean look and feel.
While the electrics and plumbing were installed, tested, and certified, we created a new manhole to take the bathroom and kitchen waste from the conversion. The heating was supplied by electric underfloor mats, and Bluetooth ceiling speakers and an ethernet cable for a smart TV were installed at the client’s request.
Finally, we installed a larch-clad shed at the rear of the garage, fitted with lights and sockets.
A lot of work was needed on this project, and the client was delighted with the final result. We kept them up to date with what was happening, and as they were living at home while the garage conversion took place, we completed the work with minimal disruption.
